North Downtown area
Only a few blocks, a short walk away from the downtown mall you will find quiet streets featuring older homes, with small or larger gardens, in close proximity to city parks. Please note that the process of buying a home in North Downtown can be lengthy, as its residents don’t often move out of these homes. Here, usually only a few homes fitting a specific search criteria, are offered for sale in this neighborhood.
Belmont
“Artsy and bohemian” Belmont is a very popular part of south east Charlottesville.
In midst of old city homes and recently built detached homes, town homes and condominiums, you will find small manufacturing businesses and plenty of small restaurants and bars
with excellent food and even live music events.
Western Portion of Charlottesville City
Rose Hill:
The majority of the neighborhood is single-family residential with small to medium size homes.
Rose Hill Drive serves as the main throughway for the neighborhood, containing parking and bike lanes. The neighborhood has a grid of residential streets and alleys, used primarily by residents and local business owners. Residents of the neighborhood are within walking distance of the commercial areas located on Preston Avenue and the Downtown Mall, but this proximity does not detract from the quaint neighborhood atmosphere.
10TH and Page:
Some of the older houses in 10th and Page were built as early as the late 1800’s, but the majority of the current housing inventory was constructed in the 1920’s. Most convenient to UVA Hospital. Some new construction of single-family, detached homes.
Rugby Ave/Greenleaf:
The Rugby Avenue/Greenleaf area consists of several small city neighborhoods including Southern Pines, Rose Hill, and Greenleaf. The majority of the homes in these neighborhoods consist of owner-occupied single-family dwellings. The Rugby Avenue area serves as a transition from Downtown to the University, containing medium sized, moderately priced homes. The Greenleaf area, adjacent to Greenleaf Park, is a community with small bungalow homes and small lots. Within walking distance to Greenleaf and McIntire Parks and convenient to UVA, Barracks Road shopping, and Downtown
